Roof Replacement
A new roof is a big decision, and you deserve to understand exactly what you're paying for. Roaring Ranger Roofing replaces residential and commercial roofs, and we'll explain the process before any work begins.
Signs it's time for a new roof
Some roofs announce it with a leak. Others give quieter warnings:
- Shingles curling at the edges or cupping in the middle
- Bare spots where the granules have worn away
- Lots of granules collecting in the gutters
- Cracked, brittle, or missing shingles in several areas
- A roofline that sags or a deck that feels soft underfoot
- Daylight showing through the roof boards in the attic
- Repairs that keep turning into new leaks
- Widespread hail or wind damage after a storm
If you're seeing a few of these, a free roof inspection will tell you whether you're looking at a repair or a replacement.
How a replacement works
Here's how a typical shingle roof replacement generally goes.
1. Protecting your property
Before tear-off, landscaping and AC units are typically covered to catch debris. Move vehicles out of the driveway and take fragile items off interior walls, since hammering causes vibration.
2. Tear-off
The old shingles, underlayment, and worn flashing come off down to the roof deck. Stripping to the deck shows what's really underneath.
3. Deck inspection
With the old roof off, the decking can be checked for rot, soft spots, and water damage. Boards that can't hold nails or support the new roof should be replaced.
4. Underlayment
A water-resistant underlayment goes over the entire deck as a second line of defense. Valleys and other areas where water collects get extra protection.
5. Flashing and drip edge
New drip edge goes along the eaves and rakes, and new flashing goes around chimneys, walls, and other spots where the roof meets something else. This is where many leaks start, so it deserves careful work.
6. Ventilation
A roof needs to breathe. Good attic ventilation lets hot, moist air escape, which helps shingles last longer and keeps the attic from cooking in a Texas summer. Intake and exhaust vents should be checked and adjusted if the attic isn't venting well.
7. Shingles
The new shingles go on, followed by ridge caps and new pipe boots and vents as needed.
8. Cleanup and walk-through
Debris is cleaned up, including stray nails in the yard and driveway.
How long it takes depends on the roof's size and pitch, the weather, and any deck repairs. Ask about the expected timeline before work begins.
Choosing shingles
Asphalt shingles come in a few main types:
- Three-tab shingles are flat and uniform with a simple look.
- Architectural (dimensional) shingles are thicker and layered, giving the roof more depth and texture. They're a common choice for replacements.
- Impact-resistant shingles are designed to better withstand hail. Some insurance companies offer premium discounts for them, so it's worth asking your agent.
Lighter colors reflect more heat. Ask about the options that suit your home, budget, and any HOA rules.
