Neighborhoods with character

Dallas has a remarkable range of neighborhoods, and each has its own roofing personality. In East Dallas, the M Streets, also called Greenland Hills, are known for their largely preserved 1920s Tudor-style homes with steep, layered rooflines. Lakewood, on the west side of White Rock Lake, has houses dating from the 1920s through the 1950s. Deep Ellum, just east of downtown, is a historic district of early twentieth-century commercial buildings, many now restaurants, shops, and music venues. Beyond the older core, decades of growth have filled the city with ranch-style homes and newer construction.

What that means for your roof

Steep Tudor roofs and older cottages often have complex intersections, chimneys, and dormers. Flashing in those spots works hard, and a leak can show up far from where water actually gets in. Older homes may also hide multiple shingle layers or decking that has been patched over the years. Ranch homes tend to have simpler roofs with long eaves and low pitches, where gutters and edge details matter. Newer homes bring more valleys and hips, where wind and runoff concentrate. Commercial buildings carry their own drainage and flashing needs.

Some Dallas neighborhoods have HOAs or conservation district rules about exterior changes, so check yours before selecting roofing materials.

Dallas weather

Spring is severe weather season across North Texas, and Dallas gets its share. Thunderstorms can bring hail, high winds, and heavy rain, sometimes in quick succession. Summers are long and hot, with strong sun that wears down asphalt shingles and the seals around vents and pipes. Winters are generally mild, but ice storms and hard freezes are part of North Texas weather history and can cause trouble for roofs and gutters.

After the storm passes

When a Dallas storm moves out, neighborhoods can fill quickly with contractors knocking on doors. Take a breath before signing anything. Check the inside of the house for new stains, walk the yard for shingle pieces, and note any dents on gutters, vents, or vehicles. Then get an inspection from someone who will explain what they see and leave the decision to you.
