What Happens During a Free Roof Inspection
"Free roof inspection" is a phrase you'll see on yard signs and door hangers all over Texas, especially after a storm. It's fair to wonder what it actually means. What does the roofer look at? Is there a catch?
At Roaring Ranger Roofing, a free roof inspection means exactly that: we look at your roof, show you what we found, and explain it in plain language. There's no charge and no obligation to hire us. Here's what the process looks like from start to finish.
When it makes sense to get an inspection
You don't need to wait for a leak. Homeowners often ask for an inspection:
- After a hailstorm or high winds
- When they spot a ceiling stain, a drip, or shingle pieces in the yard
- Before buying or selling a home
- When the roof is getting older and they want to plan ahead
- Before summer heat or winter freezes
- When they simply can't remember the last time anyone looked at it
Step 1: Scheduling
It starts with a phone call to (254) 488-1342 or an email to roaringrangerroofing@gmail.com. We'll ask a few simple questions:
- Your address
- What prompted the call, such as a storm, a leak, or general peace of mind
- Whether you've noticed anything inside, like stains or drips
- A time that works for you
If you have an active leak, tell us right away. We offer 24/7 emergency help by phone, and we'll talk through what you can do to protect your home in the meantime.
Step 2: A conversation before we start
When we arrive, we'll start by talking with you. You know your house better than anyone. Tell us about any leaks, when you noticed them, recent storms, past repairs, and anything else that's been bothering you. If you have photos from after a storm, have them handy.
This conversation helps us know where to look closely, and it gives you a chance to ask questions before we begin.
Step 3: A walk around the outside
Before going up, we walk around the house and look at the roof from the ground. This gives us an overall picture and helps us spot things like:
- Sagging rooflines
- Missing or out-of-place shingles
- Dented gutters, downspouts, and vents
- Damage to siding, screens, or the AC unit that can point to hail
- Granules piling up at downspout outlets
Step 4: Up on the roof
When it's safe to do so, the inspection covers the whole roof system, not just the shingles.
Shingles
We look for cracks, creases, missing pieces, hail bruising, granule loss, curling, and blistering. We also look at how the damage is spread out. A few isolated problems tell a different story than damage across a whole slope.
Flashing
Flashing is the metal that seals the joints around chimneys, walls, skylights, and valleys. Many leaks start here, so we take a careful look for gaps, rust, and loose edges.
Vents and pipe boots
The rubber boots around plumbing pipes can crack with age and sun. Vent caps can dent or loosen. Both are common leak sources and often simple to fix.
Ridge and edges
We check ridge caps along the peaks and the drip edge along the eaves for wind lifting or damage.
Ventilation
We look at whether the attic seems to be getting the airflow it needs. Poor ventilation can shorten shingle life in Texas heat and cause moisture problems in winter.
Step 5: Signs of water getting in
Water damage can also show up inside: stains on the roof deck, damp or matted insulation, daylight where it shouldn't be, or ceiling stains. Tell us about any you've noticed.
Step 6: A plain explanation
Afterward, we go over what we found with you. We'll explain:
- What's in good shape
- What's damaged or worn, and why it matters
- What we'd recommend, whether that's nothing at all, a roof repair, or a roof replacement
If your roof is in good condition, we'll tell you so.
If we find storm damage
If the inspection turns up hail or wind damage, we'll explain what it looks like and how to document it in case you decide to contact your insurance company. The decision to file a claim is yours, and the claim stays between you and your insurer. We help homeowners understand and document damage, but we're not a public adjuster and we don't negotiate claims. Learn more on our storm and hail damage and insurance claims pages.
Step 7: A free estimate, if you want one
If work is needed, we can put together a free estimate covering the scope of work and the materials involved. Take it home, think it over, and ask us anything. There's no pressure and no deadline from us.
How to prepare
You don't need to do much, but a few things help:
- Make sure we can get to the sides of the house, and secure pets
- Jot down any leaks, storm dates, and past repairs you know about
- Have any storm photos ready
Is there really no catch?
There really isn't. The inspection is free, and you don't owe us anything afterward. Our goal is to give you honest information so you can decide what to do on your own timeline. Have more questions? Check our FAQ or our free roof inspection page.
